Condo Association Sections and Mirabella
Welcome to the Condo Sections Launching Page!
The Condos Section Launching Page is available to the Public and provides access to the Private Pages for Condo Sections 1-12 and Mirabella if provided to VGHA by the dues-paying associations. 
 
If you are a resident of one of our Condo sections, you will need to have a username and password to gain access to your section's proprietary documents on this website. Please get in touch with your section's president or email webmaster@vgha.org if you need further guidance.

Real Estate Agents and Potential Condo Buyers
For your convenience, if provided to VGHA by dues-paying associations, a brief summary below will help you get started with your information gathering needs. Proprietary information can then be obtained by contacting the individual condo section board member, which, if not provided in the summary, can be obtained by using a search engine to find the section's website.
 
Section 1
With less than 25 units, this association is not required to maintain a website and they have not provided VGHA with any other details.

Section 2
With less than 25 units, this association is not required to maintain a website. They have, however, provided VGHA with the following details.
  • Monthly fees are paid directly to Bank OZK.
  • There is no management company; owners agree to participate in self-management.
  • Spectrum Cable and Internet and lawncare are included in your HOA fees.
  • Owners are responsible for Water, Trash and Yard Waste through the City of Bradenton. Electricity is provided by Florida Power and Light.
  • Insurance: An HO6 insurance policy is needed.
  • Section 2 does not allow dogs of any size and cats are indoor only.
  • Section 2 does not allow for rental or leasing of unit.

Section 6
There are no Open Building Permits at this time.
There have been no Bids within the past year equal to or exceeding 5% of the association's budget.
  • Estoppels can be obtained through condocerts.com.
  • Quarterly fees are invoiced through the accountant Walter and Associates and can be paid by check. Current quarterly is $1,875
  • There is no management company, owners agree to participate in self-management.
  • Spectrum Cable and Internet and lawn care are included in the CA fees.
  • Owners are responsible for water, trash, and yard waste through the City of Bradenton. Electricity is provided by Florida Power and Light.
  • A master insurance plan covers all common areas and limited building reconstruction. Owners are encouraged to have homeowners insurance for entire interior. ByLaws provide more details about owner responsibility.
  • Termite warranty policies are strongly encouraged. Termite damages are the responsibility of owners.
  • Pets are prohibited except when allowed by Florida State Law, and documentation is encouraged.
  • Rental or leasing of units is strictly prohibited by the Declarations and ByLaws.
  • There are no in-person interviews, however, new owners must sign a Statement of Understanding regarding their agreement and responsibilities as stated in the ByLaws prior to release of the estoppel.
